However, beware that 80% to 90% of these investors are not active or not doing deals. Many people come to clubs just to socialize and not to do business. If you are going to attend local REIA’s or real estate clubs, avoid being one of the fakers in the room.
Way #2 on how to find real estate investors: MEETUPS – Meetup.com has several local real estate clubs in your local area. These are a little less formal than REIA’s but can be very good for finding new investors in your market.
Way #3 on how to find real estate investors: LANDLORDS AND FOR RENT SIGNS – Calling for rent signs, FSBO’s (for sale by owner) and local landlords is a great way to find other real estate investors in your local market. These people are actually doing it and are taking action so they can be a great resource.
Way #4 on how to find real estate investors: WE BUY HOUSES SIGNS – Calling active investors who are advertising in your market through WE BUY HOUSES advertising is one of the smartest ways to get direct to people who are taking action in your market. BEWARE HOWEVER that some of these people may be newbies and recent seminar attendees who are just testing the waters. If that’s the case you can use them as bird dogs or wholesalers to bring you more deals.

The real cash buyers, the real players are at the auction, not hanging around at meetup.com groups or at clubs. Auctions are a great source of deals and a great source of other investors.
