Maybe you are a new investor, maybe you have invested in real estate for some time. You might be wondering: How can I find real estate investors in my local market?

Here are some easy ways on how to find real estate investors in your local market.

Way #1 on how to find real estate investors: LOCAL CLUBS – Local REIA’s or real estate clubs are one of the best ways to find real estate investors in your local market. However, beware that 80% to 90% of these investors are not active or not doing deals. Many people come to clubs just to socialize and not to do business. If you are going to attend local REIA’s or real estate clubs, avoid being one of the fakers in the room.

Way #2 on how to find real estate investors: MEETUPS – Meetup.com has several local real estate clubs in your local area. These are a little less formal than REIA’s but can be very good for finding new investors in your market.

Way #3 on how to find real estate investors: LANDLORDS AND FOR RENT SIGNS – Calling for rent signs, FSBO’s (for sale by owner) and local landlords is a great way to find other real estate investors in your local market. These people are actually doing it and are taking action so they can be a great resource.

Way #4 on how to find real estate investors: WE BUY HOUSES SIGNS – Calling active investors who are advertising in your market through WE BUY HOUSES advertising is one of the smartest ways to get direct to people who are taking action in your market. BEWARE HOWEVER that some of these people may be newbies and recent seminar attendees who are just testing the waters. If that’s the case you can use them as bird dogs or wholesalers to bring you more deals.

Way #5 on how to find real estate investors: AUCTIONS – Auctions are a fantastic source of getting deals. The real cash buyers, the real players are at the auction, not hanging around at meetup.com groups or at clubs. Auctions are a great source of deals and a great source of other investors. If you can find your local auction you will be able to find more investors with ease.

WAY #6 on how to find real estate investors: ONLINE CLASSIFIEDS / NEWSPAPERS – Real estate is a primitive business and the newspaper still works, the pennysaver and the lower end newspapers are better sources of deals and investors and online classifieds like Kijiji.ca and craigslist.com are great places to find other investors and under market value deals as well.

WAY #7 on how to find real estate investors: DOOR KNOCKING – Knocking on doors is another way to get face to face with investors. Especially if you find multi family properties or commercial properties, knocking on the door can be the fastest way to find the owner who is likely a successful investor in his own right.

WAY #8 on how to find real estate investors: LAWYER/ACCOUNTANT REFERRALS – Your lawyer and accountant can be great sources of referrals to other investors. Every investor has a lawyer and accountant and if you need to get to them, your own lawyer or accountant is a great place to start.

WAY #9 on how to find real estate investors: REFERRALS FROM YOUR LOCAL NETWORK – Getting referred by your local network to other investors, usually your second generation (people who know the people you know) is one of the best ways to find money and investors in your network. There are more investors than you know in your second generation but you have to pick up the phone and ask for referrals.

WAY #10 on how to find real estate investors: INVESTMENT REALTORS – Investment realtors can be one of the best sources of finding active real estate investors in your market. They have several clients who are buying and selling all the time including flipping properties and buy and hold strategies. Get to know these realtors so you have dealflow and flow of investors.

WAY #11 on how to find real estate investors: INVESTMENT MORTGAGE BROKERS – Much like investment realtors, investment mortgage brokers are a great source of other investors and hard money. A good mortgage broker should have up to 50 sources of money at his finger tips and several of these sources are private.

WAY #12 on how to find real estate investors: FACEBOOK GROUPS – Facebook groups are still a great way to connect with other investors. Search for local groups or national groups using the Facebook search engine.

WAY #13 on how to find real estate investors: INTERNET FORUMS – Internet forums like Reddit.com and Quora.com are great places to find other real estate investors, however they likely won’t be local. Other sites like BiggerPockets.com are also sources for finding other investors.

No matter what you need other real estate investors for, whether it be money, people or deals, the sources above are great ways to get to them fast and increase the reach of your business.
